The new facility will be home to over 350 scientists, with 30 to 40 percent of the space left open for out-of-town teams of scientists.  Health Science Center President, William Henrich has said that tenants will not pay rent-- operating costs will be paid for by supplemental funding from a government grant.

The Greehey Children's Cancer Research Institute, the Research Imaging Institute, the Medical Arts & Research Center, and the Cancer Therapy & Research Center are among the facility's initial tenants.

At 190,000 square feet, the research facility will be the largest in Bexar County. There will be 125,000 square feet of open-space laboratory space, designed to be shared different research teams in order to encourage new idea generation. It will be partially powered by 758 solar panels on the building's roof, saving nearly $15,000 annually.

The Health Science Center began fundraising almost five years ago.  Approximately $100 million is being paid for by Texas' Permanent University Fund. An additional $42 million has been raised through philanthropy.  Five years ago, the City Council provided $2.1 million, and they just voted to invest another $3.3 million
